What Are Building Permit Drawings?

Building permit drawings are the architectural and technical drawings a municipality reviews to understand the proposed work, zoning compliance, Building Code requirements, and construction details before issuing a permit. Permit Works prepares coordinated permit drawing packages for residential and commercial projects and supports the application through municipal review.

Key Requirements for Building Permit Drawings

Building Permit Drawings example and review
  • Clear existing and proposed scope
  • Dimensioned plans, sections, elevations, and details as required
  • Notes coordinated with Ontario Building Code and municipal expectations
  • Property information, address, and existing site conditions
  • Permit-ready drawings prepared to match the scope of work
  • Applicable Ontario Building Code and municipal zoning review
  • Coordination with structural, mechanical, or other consultants where the project requires it
  • Support responding to municipal plan examiner comments after submission

What Makes a Permit Drawing Package Ready for Municipal Review?

A permit drawing set needs to do more than show the proposed floor plan. The drawings should clearly distinguish existing conditions from proposed work and remain coordinated across plans, elevations, sections, details, schedules, and consultant documents.

One common source of avoidable permit comments is information that does not agree from sheet to sheet—for example, dimensions that change between plans and elevations, structural information that does not match the architectural layout, or zoning information that does not reflect the final design.

The level of detail also depends on the project. A simple renovation may need only a focused set of drawings, while additions, structural alterations, commercial work, or changes of use may require additional code information and consultant coordination. A contractor sketch can be useful for communicating an idea, but it may not provide enough coordinated information for municipal permit review.
